This asset was typical of Helical's central London investment acquisition strategy.
The part occupied office and retail building, in need of refurbishment, was purchased in January 2012. Since then a rolling refurbishment of the 2nd, 3rd and 4th floors and the addition of a new 5th floor was completed, bringing the total square footage to 35,000 sq ft.
The refurbishment provided open plan office accommodation with excellent natural light, high ceilings, new plant and machinery, renovated reception and common parts. Amenities included air conditioning, new toilets and showers, raised floors and feature lighting. The building was fully let in December 2015.
One King Street is exceptionally well located, occupying a prominent corner position at the junction of Hammersmith Broadway and King Street. The cafés, bars, banking and shopping facilities of Hammersmith are all close by. Hammersmith Broadway Underground Station, which is directly opposite the building, provides access to the Piccadilly, District, Circle and Hammersmith and City lines.
One King Street was sold to Orchard Street Investment Management UK in November 2016.
