10 King William Street Achieves a Perfect 45/45 CCS Score

10 King William Street has achieved an outstanding 45/45 Considerate Constructors Scheme (CCS) score – the highest rating across all three categories: Community, Environment and Workforce. This exceptional result reflects the on-site team's dedication to excellence on a complex, high profile scheme in the heart of the City of London.

Located a short walk from Monument Station and positioned directly above the new Cannon Street entrance to Bank station, the project involves delivering an eight storey Category A office development with retail, significant outdoor terrace space and a generous reception area. The site’s urban constraints, including its location above major transport infrastructure, make this achievement particularly impressive.

This perfect CCS score recognises sustained best practice across all three categories:

Community
The project demonstrated excellent engagement with local neighbours, stakeholders and community partners, with highlights including:

  • Regular face to face engagement, WhatsApp updates and monthly newsletters.
  • Hosting around 35 students for site walk-throughs and supporting a current work experience placement.
  • A strong social value programme including collaborations with schools, colleges, Construction Youth Trust, Strive and delivery of Section 106 commitments.
  • Charitable initiatives such as clothing appeals, IT equipment donations for reuse and support for TfL's Places for People campaign.
  • A thriving cycle maintenance station, now used as a pilot for wider rollout across other projects.


Environment
Environmental performance and sustainability leadership were recognised as exemplary, with the monitor highlighting:

  • ISO 14001, BREEAM and FORS aligned practices overseen by dedicated sustainability, environmental and social value leads.
  • Electronic systems and live dashboards tracking key environmental data.
  • “Spot It, Shout It” QR code reporting active across site, enabling quick reporting of environmental and health and safety issues.
  • Strong performance in recycled and reused materials, achieving 70-80% reuse/recycling, plus energy recovery initiatives.
  • A biodiversity management plan and ecology surveys, supported by biodiversity champions.
  • Supply chain mentoring to raise awareness and capability around sustainability and environmental standards.


Workforce
The site’s people focused culture and commitment to safety and wellbeing were clear strengths, including:

  • Expansion of onsite welfare facilities to support a growing team.
  • Improved inclusive welfare provision, including sanitary bins in all restrooms.
  • Multiple AED defibrillators, enhanced site induction materials and QR code access to key information.
  • Regular nurse visits, mental health first aiders, an Employee Assistance Programme and weekly wellbeing initiatives such as free fruit Fridays.
  • Safety leadership through stand downs, wellness talks and the introduction of Personal Protection Awareness Cards (PPAC).


Project Progress Update
The project continues to make steady and well coordinated progress, reaching several key milestones across both the façade and internal works. The pre cast concrete façade panels are nearing completion, enabling full momentum on the CAT A internal fit out. Curtain walling installation is underway across multiple levels, including Levels 8, 6, 5 and the ground floor.

Internally, strong progress has been made on MEP 1st fix works, followed closely by dry lining activities across several floors. Super loos have now been 1st fixed up to Level 5, and CAT A dry lining is underway on Level 1. The main reception area is beginning to take shape, with high level ceiling works nearing completion following MEP 1st fix, and ceiling 2nd fix works currently in progress. The team remains on track to strike and clear the scaffolding in late March, paving the way for installation of the fluted stone feature walls and the feature staircase.

About the Project
10 King William Street is an eight storey office development in the heart of the City of London, wrapping around and over the new Cannon Street entrance to Bank station. The scheme will deliver 140,000 sq ft of office space, over 7,000 sq ft of outdoor terraces, and 1,950 sq ft of retail, alongside extensive occupier amenities including a wellness suite.

Designed to achieve the highest sustainability standards, the building is targeting BREEAM Outstanding, NABERS 5* and WELL Platinum certifications. Construction began in June 2024 and is scheduled for completion by December 2026, with McLaren Construction acting as main contractor in partnership with Places for London and Helical plc.
