Barts Square

Home to 235 high quality apartments, 3 office buildings totalling 254,700 sq ft of space and 10 retail/restaurant/leisure units all set within beautifully landscaped private and public spaces, Barts Square is a true example of successful urban regeneration.

Acquired in 2011 in a joint venture with The Baupost Group LLP, the site that was to become Barts Square was unloved and unlovely, yet with a peppering of architectural hidden gems and a tranquil atmosphere and character that belied its very central location. Working with Sheppard Robson as lead architects, supported by Piercy and Co and Maccreanor Lavington, the 3.2 acre site was sensitively reimagined to revitalise this historic and charming quarter of the City.

The residential element of Barts Square spans 9 separate buildings, each with its own character and distinctive façade. In general, all pre-war architecture was retained, with facades being dramatically propped up during the construction process and new homes being built behind these historic veneers. The new build elements were sensitively designed to echo the proportions and flow of the retained buildings, taking material inspiration from the surrounding area and knitting each new element in alongside its historic neighbours. In this way, we were able to create a streetscape that feels organic, authentic and deliberate.

Inside, the spaces are light, airy and voluminous, echoing the warehouse aesthetic of the buildings’ exteriors. As interior architects, Johnson Naylor selected a palette which responded to the surroundings, using natural, high quality materials. The intention was to create a “discrete luxe”, with a refined and premium sense of style and providing a beautiful backdrop upon which owners could impose their own distinct tastes and preferences. 

The final element of the scheme achieved practical completion in Q3 2020.

Sustainability

At the time of its design in 2011, Barts Square was leading the way in its approach to sustainability, air quality and energy use. Best practice environmental performance standards were adopted across the site in order to develop an economic and socially sustainable community. Engineers Sweco developed a total site energy strategy, combining energy efficiency measures and renewable energy systems to substantially reduce the carbon emissions from the scheme. The strategy incorporated a site energy centre which maximises efficiencies due to the mixed use load profiles. The site in its entirety is connected to Citigen which has a considerable impact on carbon emissions and allows the site to benefit from EON/Citigen’s constant investment into renewable and progressive heat generating technologies. The residential apartments achieved Level 4 of the Code for Sustainable Homes.
