Helical completed the acquisition of 100 New Bridge Street in March 2022. We received approval from The City of London in June 2023 for our next “best in class” office development, located adjacent to City Thameslink and a short walk from Farringdon and Blackfriars stations.

The existing 167,026 sq ft building is a virtual freehold, held on a 999-year long at a peppercorn from Network Rail Infrastructure Limited. Two new floors will be added to the building, increasing the net internal area to 194,000 sq ft. The main construction contract and development financing facility were signed in Q2 2024 with practical completion scheduled for Q1 2026.
The major refurbishment will achieve the highest standards of sustainability through the retention of the existing structure and the reuse of materials where possible. The facades will be reclad to significantly increase the thermal performance of the building and the building systems will be replaced with the latest technology to provide the best operational energy efficiency. The new building will provide high-quality tenant amenities, including extensive cycle parking, changing facilities and extensive outside space to create a new best-in-class office building.
